Belle Vue Lodge is a large, modern building operated as a residential care home. Located on the outskirts of Nottingham, the property has accommodation for up to 59 residents including en-suite facilities, communal areas and a commercial kitchen & laundry.
Out client was anticipating purchasing the building and required a full pre-acquisition condition survey to ascertain potential issues with the fabric and structure prior to purchase. The Clients intention was to reconfigure the care home to suit residents with acute dementia. The report was also to include detailed information on the mechanical and electrical services and lift installations, for which we instructed specialist sub-consultants.
We arrived in the morning of a wet and windy day meeting a Mechanical & Electrical surveyor & a Lift inspector who we instructed prior to inspecting. We got to work photographing the exterior elements and detailing construction form noting areas of concern including defective elements.

Taking over 600 photographs, we inspected the property and the surrounding grounds which is located on over 840m² of land.
Our report was a true reflection of the condition of the building. Our client was able to rely on the documented information to negotiate for the purchase of the building as well as planning future works, maintenance and costs for future occupation.
