Capital House is a double-storey commercial unit with office accommodation located on the outskirts of Crewe and has a footprint of around 2,800m² (2/3 of an acre).
Our client was tenanting one of the units which was coming to an end and was subsequently served a Schedule of Dilapidations (SoD) by the landlord. Our Building Surveyors were instructed to advocate on our clients’ behalf.
Torside inspected both the lease and the property, inside and out, to compile offer counter proposals and solutions that were reasonably required to comply with the Lease. Together with our knowledge of construction costs, we produced a full Schedule of Dilapidations to enable our client to undertake reinstatement works. We successfully negotiated a £250k claim down to around £65k.
