Pre-acquisition Survey Report

Building – Equitable Building, St Anns Square, Manchester.

Nature – Former Retail Unit

Client – Acacia Property Ltd

The Equitable Building was originally constructed in the mid 1800’s on behalf of the Equitable Fire & Insurance Company.  Following WWII bombing, a large section of the building was re-constructed in the 1950’s.

The former commercial and retail building was made famous by Habitat as one of its’ flagship stores which is primarily spread over the 1st, 2nd and 3rd floors with large basement areas.

Torside Building Consultants were instructed to undertake a full pre-acquisition condition survey to ascertain potential issues with the fabric and structure prior to purchase with the intended conversion to modern residential apartments.

Using our surveying equipment, including our drones, we inspected the external and internal elements of the building.

What was Included?

The elements covered by the inspection included the following:

External

  • Flat Roof Coverings
  • Roof Lights & Atrium
  • Parapet Walls
  • Rainwater Goods
  • Wall Construction
  • Windows
  • Doors

Internal

  • Internal Wall Construction
  • Floor Construction
  • Internal Partitions
  • Temporary M&E Services
  • Decorative Finishes
  • Stairs

Taking over 700 photographs, we inspected the property and the surrounding grounds which is located on over 940m² of land and is within the St Anns Conservation Area in the centre of Manchester.

Based on the information contained within our report, our client was able to rely on the documented information to negotiate for the purchase of the building as well as planning future works, maintenance and costs for future occupation.
