Kinderlee Mill was originally constructed in the mid-1800s as a cotton mill, later being converted into residential apartments.
Due to inherent defects to the converted mill’s recessed terraces, parapet walls and coping stones, our client was suffering from severe water ingress sitewide. Poorly designed waterproofing and construction detailing had left a number of elements incohesive with one another and was allowing rainwater to penetrate into the structure in numerous areas.
Torside Building Consultants were instructed to oversee the project management of the remedial works.
Elevation Drawings, Tender Preparation & Principal Designer
Having created elevation and roof plan drawings on AutoCad, based on site measurements and photographs, Torside Building Consultants also created the schedule of works with specifications in preparation for the tender stages. These included all works required such as preliminary costs, safe access costs, site management, the works themselves, waste removal and site clearance.
The building surveyors at Torside undertook all duties in the role as the Principal Designer under the Construction Design & Management Regulations 2015 (CDM). This included preparation of H&S information at the design/pre/construction phase, undertaking H&S audits onsite and liaising with the principal contractor to keep up to date with the H&S file.
Tender Stage & Contractor Selection
As part of the instruction, Torside Building Consultants issued the tender documents including specifications for the flat, felt roof waterproofing, the render system and coping stone products. Returned tenders were methodically and arithmetically checked and recommendations made to the client.
Following instruction of the successful contractor, all H&S, insurance and programming documentation were verified, and commencement dates agreed.
Contract Administration Duties
Torside Building Consultants administered the agreed JCT Minor Works (2016 ed.) with the agreed express terms and issued for signing. Two signed copies were administered, one to the client and one to the contractor.

Torside was able to closely monitor the progress of the project through arranging regular site visits, in particular to ensure the contractor was on programme for valuation purposes but also to allow for quality management inspections.
As construction professionals, we were able to act as a reliable point of contact for any arising issues, minor or major for our client. Building Regulation Approval, budget constraints and unforeseen construction detailing are all examples of challenges faced throughout this project.
As with all of our other projects, it is extremely satisfying to see the transformation of a building through the projects we manage, and Kinderlee Mill is no exception. From defective terraces, leaking coping stones and damaged parapet walls, the project was successfully completed to provide full weatherproofing and new finishes throughout upper areas.
